Bank of Canada staff research (note 2025-21) says about 60% of outstanding mortgages were expected to renew in 2025 or 2026, and that five-year fixed borrowers in that wave could see average payments 15% to 20% higher than in December 2024. On a $700,000 balance, moving from 2.00% to 4.45% is about $890 more per month. That is a household cash-flow event, not a basis-point story.
