1. Acceptance of Terms

By accessing or using this website at jenny.mortgage, you agree to be bound by these Terms of Service. If you do not agree with any part of these terms, please do not use this website. Continued use of the site after any updates constitutes acceptance of the revised terms.

These Terms also cover Mortgage Tools by Jenny, the mortgage calculators and preparation guides that an AI assistant can call at your request. Section 2 describes them and section 3 sets out their limits.

2. Services Described on This Website

This website provides information about the following services offered by Jenny Tate, Mortgage Agent Level 1 (FSRA #M22002086), operating under Tango Financial Mortgage (ON) Corporation (FSRA #13691):

3. Calculator Results Are Estimates Only

The mortgage calculator on this site is provided for illustrative purposes only. Calculator results are estimates based on the inputs you provide and assumed rate scenarios. They do not constitute:

Actual rates, payments, approvals, and terms depend on lender underwriting criteria, your individual credit profile, property type, and market conditions at the time of application. Always consult a licensed mortgage professional before making financial decisions.

The disclaimers in this section also apply to Mortgage Tools by Jenny, the calculators and preparation guides used through an AI assistant. Their results are educational scenarios computed only from the figures you supply; the tools do not assume a rate. They are not advice, an approval or a lender quote, and they are none of the items listed above.

The tools do not search or predict interest rates, calculate a prepayment penalty, assess whether you qualify, or recommend a lender. A penalty figure has to come from your lender.

The calculations use Canadian mortgage conventions and apply anywhere in Canada. The preparation guides are written for Ontario. Jenny Tate's own mortgage agent services are offered in Ontario only. Using the tools does not create a client relationship or obligation between you and Jenny Tate.

Availability of the tools is not guaranteed. They may be unavailable, interrupted or withdrawn, and the service limits how many requests it accepts and how much data it sends in a period, so a request may be refused.

The AI assistant is a third-party service provided under its own terms. It may restate or summarize a result in its own words, and Jenny Tate does not control what it adds, leaves out or changes.

4. Blog Content Is General Information Only

All blog articles and guides published on this website are provided for general educational purposes. They do not constitute personalized mortgage advice, financial planning advice, tax advice, or legal advice. Mortgage rules, rates, and regulations are subject to change and may differ from what is described in older articles. Nothing in any blog post creates a client relationship or obligation between you and Jenny Tate.

5. No Guarantee of Mortgage Approval

Nothing on this website constitutes a pre-approval, commitment to lend, or guarantee that any mortgage application will be approved. Approvals are determined solely by lenders based on their own criteria and are subject to change without notice. Past results described on this site do not indicate future outcomes.

6. Intellectual Property

All content on this website, including text, blog posts, graphics, page layouts, and branding, is the intellectual property of Jenny Tate unless otherwise noted. You may not reproduce, distribute, or republish any content without prior written permission. The same applies to the AI assistant through which you use Mortgage Tools by Jenny.

8. Limitation of Liability

To the fullest extent permitted by applicable law, Jenny Tate and Tango Financial Mortgage (ON) Corporation shall not be liable for any direct, indirect, incidental, consequential, or special damages arising from your use of this website or of Mortgage Tools by Jenny, or reliance on any content published here. This includes errors or omissions in content, service interruptions, and financial loss resulting from decisions made based on information found on this site. This website and Mortgage Tools by Jenny are provided on an "as is" and "as available" basis without warranties of any kind.

9. Governing Law and Dispute Resolution

These Terms of Service are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes arising from your use of this website or of Mortgage Tools by Jenny shall be subject to the exclusive jurisdiction of the courts of Ontario, Canada.
